Follow the instructions below to move a tenant out.
1. Use the Search Customer bar to find the correct customer account.
2. Under the Rentals section of the tenant's page, locate the unit they are moving out of and click Schedule Move Out.
3. Enter the date the customer is moving out and click Schedule Move Out.
Note: The move-out will not be complete until you click Finalize Move Out.
4. Finalize the move-out by completing the following fields:
- If the unit is not ready to be immediately rented, the status needs to be changed to unavailable.
- If a deposit is being refunded, enter the amount so it will show on the Monthly Deposits report (this will not actually refund the deposit). If the deposit needs to be refunded use the following help article: How to Issue a Refund.
- If the customer is not renting any other units, you can check Archive Customer After Move Out to archive their tenant profile.
5. Click Finalize Move Out to complete.
How do I credit the customer if they paid for the full year?
If you are going to refund to a credit card you will do that through your credit card processor, or you can refund with a check.
In order to ensure the refund appears on your batch report, you can add a fee to the customer's account noting the refund and then add a credit without payment to account for the refund.
