⚠️ Auto-Protect is only available for facilities that use our Tenant Protection Plan service. If you don’t offer protection via our Tenant Protection Plan service, this article will not apply to you. How Auto-Protect works
Auto-Protect is a feature within the Easy Storage Solutions software that enables you to ensure that all occupied, tenant protection enabled units at your facility are covered by some proof of coverage. With Auto-Protect enabled, ESS will automatically enroll new eligible tenants in your base tenant protection plan if they fail to provide your facility with proof of private protection coverage within a 14 day grace period after move-in.
The Auto-Protect functionality provides you with everything you need to automate protection enrollment for new tenants, including document management, customer communication, and billing.
Please note: Auto-Protect will only impact tenant who move in after you opt into Auto-Protect. If you would like to require Tenant Protection for your existing tenants, please reach out to our team at tenantprotection@storageunitsoftware.com.
At tenant move-in
When a tenant is moving in online through your website or you’re processing a move-in in-person at your facility, the protection addendum will be added to their lease. This document will be generated at move-in along with the lease and any other move-in documents that you use at your facility. The protection addendum states that the tenant agrees to enroll and pay for your facility’s protection plan if they decline to purchase it at move-in and if they don’t provide proof of private protection within 14 days of signing their lease.
It also includes the two check boxes: I have read, accept, and agree to the terms of the above lease agreement and I have read, accept, and agree to the terms of the above Tenant Protection Addendum. Please note, the second checkbox will not display for tenants that are exempt from Auto-Protect, or tenants renting a storage space that is exempt from Tenant Protection Plans.
If they have not provided proof of coverage and did not enroll in your facility protection, they will see this banner at the top of their page once they log in.
Once your tenant clicks Provide Coverage Details for their unit, they’ll be directed to a page that prompts them to submit their protection information.
What communication does the tenant receive?
After a tenant signs a lease agreement but does not enroll or provide proof of personal protection, they will receive an email reminder that they have 14 days to submit this information.
The first email is sent immediately after a tenant signs their agreement.
The second email is sent a week later, reminding them that they will need to submit proof of protection within 7 days. The content of this email will remain the same, however it will say the tenant has 7 days to submit vs 14.
If they do not submit proof of protection after these two emails are sent, they will receive a third email explaining they are now auto enrolled in your facility’s protection.
Make a tenant exempt from Auto-Protect
You can make a tenant exempt from Auto-Protect during the move-in process. To opt a tenant out of Auto-Protect, check the box next to Auto Protect exempt?
Please note: If you want Auto-Protect to be disabled for your facility, please email our Support Team at tenantprotection@storageunitsoftware.com.
If you cancel a tenant's Tenant Protection plan but your facility is still enrolled in Auto-Protect, our system will keep attempting to add the Tenant Protection plan every day. This can be prevented by marking the tenant as exempt from Auto-Protect or by contacting our Support team to disable Auto-Protect at your location.
